MISSION STATEMENT
To provide
affordable, dignified housing to one million seniors in ten years in
a family like community setting.
THE VISION:
What is being created is a national chain of 100-acre senior
manufactured housing parks. Site acquisition is already underway
with sites in Arizona, California, and Florida.
THE RATIONALE AND MARKETPLACE:
The baby boom market now exceeds 55 million. The average Social
Security check is $535.00. According the Social Security
Administration 97% of Americans at age 65 will be either dead,
broke, working to stay alive or living with relatives or friends.
This is an appalling statistic. The goal is to offer seniors an
alternative. Currently the cost to a senior at a level one-care
facility (the senior is ambulatory but may need some minor
supervision or light care) runs from $3000 to $5000. Families of
seniors would like the opportunity to be able to help “their”
seniors by helping or totally subsidizing their housing costs when
it is affordable. In existing senior “places” such as Marriott,
Leisure World and Sun City single-family homes are running
from$125.000 to $250.000 and out of reach for a very high percentage
of seniors.
THE MODEL PARK
OVERVIEW
These one hundred acre parks will have clustered single-family homes
built in cloverleaf or hexagonal style. This will permit economy of
scale and have six single family homes per acre in a quad like
setting. in the middle. The single story one, two, and three bedroom
homes will be ergonomically designed with photo voltaic energy
systems and high efficiency units with access from front and rear
with a garage. There are going to be approximately 150 of these six
unit sets offering all the amenities found in other housing but with
the added benefits of a community spirit. There will be a club house
with senior friendly programs, a mini lake and putting greens along
with appropriate landscaping Cost for each unit will be between
$55.000 and $85.000 and will have a monthly mortgage payment of
between $300.00 and $500.00 with reverse indemnity financing. There
is a very interesting program available for anyone who has property
in the 100 acre range and that is within reasonable reach of public
amenities such as freeways and hospitals... We are able to offer
